REQUEST FOR PROPOSAL
1. Project Summary
• Project Name: Eleven Culmer.
• Location: 752-766 NW 11th ST, Miami, FL 33136.
• Parcels: Three consolidated lots (Folios: 01-3135-027-0020, -0030, -0040).
• Site Area: ~15,090 total Sq. Ft. (5,250 + 5,249 + 4,591) .
• Proposed Building: A 12-story mixed-use tower featuring ground-floor convenience retail, a residential lobby, and loading facilities.
2. Required Scope of Work
A. Consolidated Civil Survey (ALTA/NSPS)
• Perform a boundary and topographic survey for the three-lot assembly.
• Identify all easements, including specific transit easements related to the adjacent Culmer Metro Station.
• Identify all utilities and provide a certified tree survey.
B. Geotechnical Engineering & Soil Testing
• Perform Standard Penetration Test (SPT) borings deep enough to support a 12-story load (~40–100 ft).
• Provide load-bearing analysis and recommendations for foundation design (e.g., mat foundation).
• Perform percolation testing for on-site drainage design.
C. Environmental Phase I Study
• Conduct an Environmental Site Assessment (ESA) per ASTM E1527-21 standards.
• Evaluate potential Recognized Environmental Conditions (RECs) based on historical usage of these vacant commercial lots.
3. Submission Requirements
• Itemized Fixed-Fee Pricing: Break down costs for Survey, Geotechnical, and Phase I.
• Expedited Timeline: Confirmation that work can be completed within the remaining ~58 days of the study period.
• Relevant Experience: Summary of work on 10+ story towers in the City of Miami.
4. Schedule
• RFP Issued: January 22, 2026.
• Proposal Due: February 5, 2026.
• Selection: February 10, 2026.
• Study Period Expiration: March 22, 2026.
